Abstract
Heritage buildings embody value and competitive advantage which trigger the intention to conserve and adaptively reuse them. Adaptive reuse has been regarded as one of the best ways of conserving heritage buildings. Competitiveness drives the nature of the adaptive reuse of heritage buildings to deliver the best value. The study aimed to answer the question of what competitive qualities are inherent in heritage buildings and how this predisposes them to adaptive reuse. This study addressed this criterion by adapting a multiple-case analysis to analyze the competitive qualities and the adaptive reuse of the selected heritage buildings in Lagos State. The qualitative research method was adopted with in-depth case observation. Data on selected heritage buildings in Lagos were collected by observation and content analysis of relevant documents. Findings from the study show the predominant competitive quality of heritage buildings. The study provided insights on the competitiveness and adaptive reuse of heritage buildings in Lagos. Findings showed that the majority of the heritage buildings still possessed qualities that sustained their competitiveness and identity. The study concludes that the competitiveness of heritage buildings stemming from their turnover, localization and return on investment will enhance their value when adaptively reused. This study recommended that a robust inventory of historic heritage buildings in Lagos be created with clearly defined criteria of historical heritage buildings for adaptive reuse intervention grounded on pertinent knowledge of competitiveness advantage.
